About Sundown Villa - Discovery Bay Jamaica
Sundown is a luxurious 6,000 square foot (interior space) nine (9) bedroom beach front villa, located in Discovery Bay, Jamaica. Plus additional patios, balconies
The villa includes an excellent staff of your own private Chef, Bultler, Housekeepers, groundsmen and dusk to dawn security.
Beautifully decorated, the main house consists of five (5) air-conditioned bedrooms all with en-suite baths and ceiling fans.
The additional four (4) bedrooms are located in a two-story guest house right next door.
There are two airconditioned two-bedroom suites on each floor, each with a king bedrooms and en suite bathrooms and adjoining kitchenettes in each suite. The upper floor can be locked off providing a seven-bedroom configuration as well, making Sundown a terrific option for various party sizes.
The staff will remain the same at Sundown, providing the same incredible, and personalized, service that our villa guests expect.

Sundown sits on a beautiful 125' white sand beach and offers:

They have a watersports manager who is trained in operation of all watersports to help with the Hobi Cat, Sea Bike, kayaks, etc.

A short walk away is Puerto Seco Beach – Complimentary to guests on Discovery Bay
It's located near the entrance of Fortlands Road (10-15 minute walk or 2 minute drive). Various fees will apply at this large aqua park, scuba diving, snorkeling, kayaks & paddleboards. The club hosts a full service bar and restaurant as well as private beach cabanas or sun loungers for rent.

5 - Night minimum stay required for bookings
Rooms are for priced for double occupancy only.
Extra guests allowed by manager approcal only / The number of occupants initially booked will only be accepted on arrival.
A 7-night, full-house rate is required for all holiday weeks: Easter, Thanksgiving, Christmas and New Year’s Eve.
Note: Deposits and final payments are non-refundable for Christmas and New Year's bookings.

All rental rates will be reconfirmed at the time of inquiry / booking.
Five (5) Bedrooms in the main house must be rented before access to the 4 bedrooms in the cottage.
Minimum Stay requirments:
High Season: 7-night minimum
Low Season: 5-night minimum
Holidays: 7-night minimum (Full-house - Easter Sunday, Thanksgiving, Christmas & New Year’s Eve.)

$1,000. damage deposit required / refundable as long as there is no damage to the villa or it's contents
Extra person rate at Sundown is $175. per person per night
25% penalty for cancellations 90 to 61 days prior to arrival based on the total booking cost
Non-refundable for cancellations outside of 60 days prior to arrival
Villa owner does not allow weddings or special events - no outside guests please.
