Promiseas Villa is a stunning 16,000 sq ft luxury beachfront villa in Ocho Rios!

There are two spectacular four bedroom villas which are beautifully decorated with modern teak, Guango, Spanish Elm, driftwood and stainless steel furniture.

There are unique water features throughout the property including a glass atrium in the center of the living room with a beautiful teak tree growing through the open top, third floor Tree House bedroom, living room with spectacular views of the sea, a rope bridge leads from the fourth bedroom to the gym and a bird watching platform.

Promiseas Villa can be rented as 1-6 bedroom, for up to 12 people, or 7- 8 bedrooms accommodating up to 16 people.
The villa comes with a full staff:  chefs, butlers, housekeepers, laundress and garderners.

*The villa has a Sonos sound system throughout, cable television
*Two covered veranda dining rooms & numerous seating areas
*Three Single and Four Double kayaks + 8-9 life vests
*Four Paddle Boards
*Multiple sets of snorkel gear for all ages
*Rope bridge connects upper deck to gym and bird watching platform
*Game room with access to second floor terrace with multiple seating areas
*Closet safe in each bedroom
*Hair dryers in each bathroom
* Fishing boat and water sports boat with guide available for rental.

4 queen-size beds with a balcony, en-suite bathroom featuring double vanities and a soaking tub. Maximum occupancy: 2 adults, or 2 adults and 2 children under 12 years (extra guest fee applies).

Minimum Stay Details

High Season: 7-night minimum stay 
Low Season:  5-night minimum stay 

Holidays: 7-night minimum required at the full-house rate:  Easter Sunday, Thanksgiving, Christmas & New Year’s Eve weeks.

There is a US$1,500. refundable Damage Deposit required for all bookings.
Special events/parties require advance permission before a reservation can be confirmed.
The villa property is not available for rent as a Wedding Venue.

The villa and staff were amazing at Promiseas. They made our stay so comfortable and everyone in our group was impressed. The entire house was immaculate including the pool area. They had the spa heated every night! The food was awesome and the chef was so nice and accommodating.
Yes! My sister got engaged. It was amazing. He did it on that beautiful pier. The manager told us that this was the first engagement on the property.

Promiseas is a spectacular facility. It could easily be listed in Architectural Digest as an incredible design.
The property is immaculate with everything anyone could want for a vacation. The staff is excellent from the wonderful chefs to the butlers and maids.

What an incredible week. We are not ready to leave this amazing place! From the best food, the views, the sitting areas and the different choices of where to submerge in water, it has been perfect. The 16 of us had a million laughs, relaxing days and have made memories that will last forever. Thank you for opening your house to us. The staff, who are now our friends are the best we have ever had. Our only complaint is that we cant stay foreve
